Consultants writing specifications for systems integration carry the responsibility of translating client intent into a procurement-ready document. The risk is on both sides: too prescriptive and the specification favours one vendor; too loose and the bid pool returns wildly varying scopes. We publish this resource as a working reference for consultants writing vendor-neutral specifications that still produce comparable bids.
Each section addresses a common failure mode — protocol over-specification, BOQ line-items that don't reconcile to drawings, design-review checklists that miss integration seams. The intent is to make the consultant's job faster and the resulting bids more comparable, without locking the design to a single vendor.

Methodology principles this resource builds on
interoperability
Interoperability is a constraint, not a feature
Vendor-lock saves money in year one and costs five times that amount in year seven. Open standards are the starting point.
commissioning
Commissioning is verification, not configuration
If commissioning is the first time the integration is tested end-to-end, the project is already late.
documentation
Documentation is the deliverable
The installed system is half the deliverable; the documentation pack is the other half. Without it, the system is a black box.
Interoperability

Interoperability
Fire alarm + PA voice evacuation — the cause-and-effect spine
Fire-alarm panels trigger zoned PA voice messages via a cause-and-effect matrix; both are governed by NBC 2016 + IS 2189/14735.
Interoperability
BACnet + Modbus — BMS to legacy plant
BACnet is the modern BMS protocol; Modbus is what the plant already speaks. The two coexist via a BACnet-Modbus router per plant cluster.
Interoperability
KNX + DALI — lighting bus to luminaire bus
KNX provides the building-wide control bus; DALI provides per-luminaire addressing and dimming. The two are paired with a KNX/DALI gateway per DALI segment.

protocol
BACnet Protocol
ISO-standard data-communication protocol for building automation. The default language for modern HVAC, lighting and BMS controllers — enables multi-vendor integration.
technology
KNX Building Bus
ISO-standard wired open-protocol building bus. Multi-vendor, scalable to thousands of devices, designed for 20+ year lifecycles. The right backbone for vendor independence and longevity.
protocol
DALI Protocol
IEC-standard digital lighting protocol. Each fitting is individually addressable and dimmable; preferred for premium lighting where each circuit needs scene-level and tunable-white control.
