What this archetype is

The premium residence archetype converges on a small set of vendors that have proven themselves at the residential scale. Lighting and automation: Rako wireless for retrofits and KNX wired for new-build. Cinema: Trinnov Altitude + JBL Synthesis as the reference 9.1.6 or 11.4.6 Atmos pairing. Power resilience: Vertiv online UPS with LFP BESS sized for 30-60 minutes of silent runtime. Small BMS for HVAC, pool, security and access. Cat6A backbone with Wi-Fi 7 access. The integration discipline is what separates a premium residence from a high-budget collection of devices. One scene catalogue. One lighting source-of-truth. One BMS dashboard. One AMC across all the systems. The cinema is treated to RT60 0.3-0.4 s before the speakers are mounted. The BMS knows about the BESS state-of-charge. The lighting knows about the cinema scene. The result is a building that lives gracefully across staff changes and family seasons.

Interoperability concerns

  • Lighting scenes must be synchronised across Rako/KNX and DALI segments
  • Cinema audio path must be isolated from network noise during reference listening

  • Owner's away periods need to be runnable from a single panel
  • Cinema night and BMS night-mode are usually different runtime states

  • Architect coordination critical — pathways are set early
  • Cinema treatment must precede speaker mount; scheduling discipline matters
  • Owner's involvement intermittent; expect 2-3 review cycles during build

Scaling realities

  • Expansion (new wing, pool house, guest suite) usually preserves the existing protocol stack
  • Adding cinema rooms preserves the Trinnov + JBL pairing — proven
  • BESS expansion modular up to 200 kWh; beyond that, consider central plant
