/ The archetype
What this archetype is
The premium residence archetype converges on a small set of vendors that have proven themselves at the residential scale. Lighting and automation: Rako wireless for retrofits and KNX wired for new-build. Cinema: Trinnov Altitude + JBL Synthesis as the reference 9.1.6 or 11.4.6 Atmos pairing. Power resilience: Vertiv online UPS with LFP BESS sized for 30-60 minutes of silent runtime. Small BMS for HVAC, pool, security and access. Cat6A backbone with Wi-Fi 7 access. The integration discipline is what separates a premium residence from a high-budget collection of devices. One scene catalogue. One lighting source-of-truth. One BMS dashboard. One AMC across all the systems. The cinema is treated to RT60 0.3-0.4 s before the speakers are mounted. The BMS knows about the BESS state-of-charge. The lighting knows about the cinema scene. The result is a building that lives gracefully across staff changes and family seasons.
Interoperability concerns
- Lighting scenes must be synchronised across Rako/KNX and DALI segments
- Cinema audio path must be isolated from network noise during reference listening
- BMS must surface power-resilience state (UPS load, BESS SoC, DG fuel) on the home dashboard
Lifecycle realities
- Scene catalogue evolves as the family's habits change — refresh annually
- Cinema speaker cones harden over 8-12 years — schedule re-cone or replacement
- BESS state-of-health declines 1-2% per year under typical use
Maintenance realities
- Quarterly preventive: scene verification, RT60 spot-check, BMS alarm review, UPS battery test
- Annual: full cause-and-effect verification, AMC plan refresh, lifecycle review
- Per-event: family-driven reconfiguration (new TV, new room use, new staff)
Operational realities
- House staff turnover drives runbook value — keep it current and accessible
- Owner's away periods need to be runnable from a single panel
- Cinema night and BMS night-mode are usually different runtime states
Deployment constraints
- Architect coordination critical — pathways are set early
- Cinema treatment must precede speaker mount; scheduling discipline matters
- Owner's involvement intermittent; expect 2-3 review cycles during build
Scaling realities
- Expansion (new wing, pool house, guest suite) usually preserves the existing protocol stack
- Adding cinema rooms preserves the Trinnov + JBL pairing — proven
- BESS expansion modular up to 200 kWh; beyond that, consider central plant
/ Commissioning
Commissioning pattern · 3 phases
Phase 1
Witness 1: lighting scenes (with owner)
Phase 2
Witness 2: cinema reference listening (with HAA-certified calibrator)
Phase 3

Anchoring entities
technology
Rako Lighting Control
British wireless and wired lighting and scene-control platform. The default residential and hospitality lighting backbone for retrofit and new-build where Rako's keypad-and-scene ecosystem fits the design intent.
technology
KNX Building Bus
ISO-standard wired open-protocol building bus. Multi-vendor, scalable to thousands of devices, designed for 20+ year lifecycles. The right backbone for vendor independence and longevity.
technology
Trinnov Altitude Processor
French immersive cinema processor. Reference 3D-audio processing with Optimizer room correction. The default specification for reference-grade 9.1.6 and 11.4.6 Dolby Atmos rooms.
technology
JBL Synthesis Cinema
JBL's reference home-cinema speaker and amplification line. Custom-installed Atmos arrays with Crown amplification — the loudspeaker layer behind the Trinnov + JBL Synthesis reference cinema specification.
technology
Vertiv EnergyCore BESS
Vertiv's LFP battery-energy-storage cabinet line. Drop-in lithium replacement for VRLA banks on mission-critical UPS, with eight-year TCO advantages above 20 kVA.
Interoperability
Relevant interoperability matrices
Interoperability
KNX + DALI — lighting bus to luminaire bus
KNX provides the building-wide control bus; DALI provides per-luminaire addressing and dimming. The two are paired with a KNX/DALI gateway per DALI segment.
Interoperability
UPS + BESS + DG — power resilience layering
UPS bridges short outages; BESS bridges medium ones with quiet headroom; DG handles long outages with switchover discipline.
Interoperability
Acoustics + architecture — the room is the system
RT60 is set by surface area, absorption coefficients and room volume — not by adding more speakers later.
