AMC philosophy
what an annual contract is actually for.
An AMC is an extension of the engineering practice — not a service contract bolted on at the end.
- Scope source
- Engineering pack, not standard template
- Tier structure
- Bronze / Silver / Gold / Platinum
- Renewal metric
- Uptime + calendar adherence, not ticket-close-time
The AMC is the contract that keeps the building operating as designed. The wrong AMC is a service contract — a phone number, a response time, a stock of spares. The right AMC is an extension of the engineering practice: a preventive calendar derived from the engineering pack, a documentation refresh tied to firmware tracks, a lifecycle plan that shows refresh windows years in advance.
We structure AMCs around the engineering pack, not around the ticket queue. The scope document is shaped by the system's actual maintenance needs, the SLA is shaped by the operational priority, the pricing reflects the work that actually keeps the building running. The AMC is renewed because uptime is high and surprises are rare — not because the response time was fast last quarter.

Methodology
Methodology principles cited above
maintenance
Preventive maintenance over reactive response
An AMC measured by ticket-close-time is failing; an AMC measured by preventive-event-cadence is working.
lifecycle
Lifecycle economics over capex minima
The cheapest specification at year one is rarely the cheapest at year seven. Specify against total lifecycle cost.
governance
Operational continuity through documented runbooks
Runbooks turn senior knowledge into operational repeatability. Without them, the FM team improvises every incident.
